02

Steps & Entrances

Plan suitable transitions between doorways, the patio and other garden areas, taking existing levels into account.

We set out the paving pattern, borders and agreed steps or adjoining features, planning joint lines and cuts around the space.

Looking After Your Patio

Porcelain Patio Maintenance

Regular sweeping, gentle cleaning and prompt attention to spills can help keep your porcelain patio looking its best. Keeping drainage clear and checking the joints are also useful parts of ongoing care.

01

Regular Sweeping

Sweep away leaves, soil and loose debris to keep your patio tidy and prevent material building up around tile joints, borders and drainage channels.

02

Gentle Cleaning

Use a soft brush, water and a cleaner suitable for outdoor porcelain tiles. Follow the product instructions and ask us for advice before using a pressure washer or stronger cleaning products.

03

Deal With Spills Promptly

Clean up food, drinks, grease and barbecue spills promptly. Remove any residue using a suitable porcelain cleaner, then rinse thoroughly to leave the surface clean.

04

Check Joints & Drainage

Keep drainage channels clear and check occasionally for damaged joints, loose tiles or areas of standing water. Getting advice early can help you address small issues before they develop further.

Simple ongoing care can make a big difference.

Follow the aftercare advice provided when your patio is completed, including when to start walking on the tiles and placing garden furniture on the surface. If you are unsure about cleaning, spills or joint maintenance, contact Driveways 4 You for guidance.

2026 Dublin Price Guide

How Much Does a Porcelain Patio Cost in Dublin?

A complete porcelain patio installation from Driveways 4 You typically costs between €100 and €200 per square metre. Our guide price includes excavation, removal of excavated materials, standard sub-base construction, porcelain tiles and installation by our own experienced team.

For example, a 50m² patio gives an indicative budget of €5,000–€10,000 before separately quoted features such as decorative borders, steps or additional drainage. Your exact price depends on the tile choice, ground conditions, access, preparation required and agreed design.

Our natural stone patios fall within the same €100–€200 per m² guide range, giving you the flexibility to choose between porcelain and natural stone based on your preferred appearance and finish.

Complete Porcelain Patio Installation
€100 – €200 per m²

Guide price including excavation, waste removal, standard sub-base, porcelain tiles and labour.

What's Included?

  • Excavation and site preparation
  • Removal of excavated materials
  • Standard sub-base construction and compaction
  • Preparation of suitable patio levels and falls
  • Porcelain tiles, bedding, bonding and jointing materials
  • Tile laying and finishing by our own experienced team

Decorative borders, steps, additional drainage and bespoke features are quoted separately following a site assessment.

Included

Excavation & Standard Sub-Base Are Included

Our €100–€200 per m² guide covers a complete installation with standard ground preparation. It is not simply a price for supplying tiles or laying them over an existing patio.

The foundation requirements are assessed for your property. Ground conditions, the condition of the existing surface and the proposed patio layout determine the preparation needed. If unusual ground conditions require work beyond the standard build-up, this will be identified in your quotation.

Example Costs

Porcelain Patio Prices by Size

These examples use our €100–€200 per m² guide rate and include standard preparation. They help you plan a budget before arranging a site visit.

Patio Size At €100/m² At €200/m² Indicative Price Range
20m² €2,000 €4,000 €2,000 – €4,000
30m² €3,000 €6,000 €3,000 – €6,000
40m² €4,000 €8,000 €4,000 – €8,000
50m² €5,000 €10,000 €5,000 – €10,000
60m² €6,000 €12,000 €6,000 – €12,000
80m² €8,000 €16,000 €8,000 – €16,000
100m² €10,000 €20,000 €10,000 – €20,000

These figures are arithmetic examples, not fixed quotations. Small or awkward sites may have higher costs per square metre because of access and setup requirements. Decorative borders, steps, additional drainage, bespoke features and non-standard ground works are priced separately.

For example patio budgets, a breakdown of what is included and advice on comparing quotations, read our 2026 porcelain patio cost guide for Dublin.

Understanding Your Quote

What Affects the Cost of a Porcelain Patio?

The area gives a starting point, but your chosen tiles and the work required at your property determine the final quotation.

Patio Size & Layout

The total area influences the overall price. Curves, narrow sections, laying patterns and an irregular layout can also affect the amount of cutting and installation time required.

Existing Surface & Removal

Removing old paving, concrete, decking or garden areas involves different preparation requirements. The amount of excavation and material to remove affects the project.

Ground Conditions & Foundations

Soft ground, settlement or an unsuitable existing foundation may require additional work beyond the standard sub-base construction.

Access & Working Space

Access through side entrances or the property affects how machinery, tiles and other materials can reach the garden, and how excavated materials can be removed.

Levels & Drainage

The patio must work with doors, garden paths, lawns and surrounding levels. Additional drainage, steps or substantial changes in level are assessed separately.

Tile Choice & Finishing Details

Your selected porcelain range, tile size, laying pattern, decorative borders and finishing details all contribute to the final scope and price.

Understanding the Work Required

Complete Replacement or Retaining an Existing Base?

A complete replacement involves removing the existing surface, excavating and preparing the foundation before the new porcelain patio is installed.

Retaining an existing base may be possible where its construction and condition are suitable. Its stability, levels, drainage and clearance at doors need to be assessed before deciding whether it can form part of the new installation.

Our published €100–€200 per m² guide includes excavation and standard sub-base construction. Any option that retains an existing base should be assessed and quoted for its own scope rather than compared directly with a complete replacement.

Before Comparing Prices

Make Sure You Are Comparing Like With Like

Compare the scope of work as well as the headline price. A tile supply price is different from a complete patio installation price. Ask each contractor to explain:

  • Measured area: how many square metres the quotation covers.
  • Excavation and removal: which existing materials will be removed and whether disposal is included.
  • Foundation: the proposed sub-base construction and any additional ground preparation.
  • Tile specification: the porcelain range, tile dimensions, thickness and suitability for outdoor use.
  • Installation materials: the proposed bedding, bonding and jointing materials.
  • Layout and finishing: the laying pattern, cutting, edge treatment and any decorative borders.
  • Levels and drainage: how water will be managed and which drainage works are included.
  • Total price and extras: the total payable, whether VAT is included and any separately priced features.
  • Installation and aftercare: who carries out the work, the expected schedule and when the patio can be used.

A lower quotation may reflect a different tile range, retained foundations or simpler finishing details. Establish what each price covers before deciding which offers the best value for your property.

Comparing Your Options

Porcelain or Natural Stone: How Do Patio Prices Compare?

Our porcelain and natural stone patios share the same published installation price range. Each option requires a quotation based on your site, selected materials and chosen design.

Patio Material Guide Price per m² Example for 50m²
Porcelain €100 – €200 €5,000 – €10,000
Natural Stone €100 – €200 €5,000 – €10,000

With both options in the same guide range, your preferred colour, texture and overall garden design can help guide your choice. Porcelain offers a wide selection of consistent finishes, while natural stone brings individual variations in colour and texture.

The same guide range does not mean every porcelain and natural stone design will have an identical quotation. The selected material, layout, preparation and finishing details determine the final price.

FREQUENTLY ASKED QUESTIONS

Porcelain Patio Questions,
Answered.

Answers to common questions about porcelain patio costs, quotations, installation, preparation, tile choices and maintenance.

How much does a porcelain patio cost in Dublin?

A complete porcelain patio installation from Driveways 4 You typically costs between €100 and €200 per square metre. Our guide price includes excavation, removal of excavated materials, standard sub-base construction, porcelain tiles, installation materials and labour. The final cost depends on the patio size, ground conditions, garden access, drainage, tile choice and design details.

What is included in your porcelain patio price?

Our €100–€200 per m² guide price represents a complete porcelain patio installation. It includes excavation and site preparation, removal of excavated materials, standard sub-base construction and compaction, preparation of suitable levels and falls, porcelain tiles, bedding, bonding and jointing materials, and installation by our own experienced team. Decorative borders, steps, additional drainage and bespoke features are quoted separately where required.

How much should I budget for a 50m² porcelain patio?

Using our €100–€200 per m² guide range, a 50m² porcelain patio gives an indicative budget of €5,000–€10,000, including standard preparation and installation. Decorative borders, steps, additional drainage or non-standard groundwork may increase the total. A site visit allows us to provide a quotation for your chosen design.

Does a natural stone patio cost more than porcelain?

Our porcelain and natural stone patios both fall within the same €100–€200 per square metre guide range. This allows you to consider both materials when choosing the appearance of your patio. Individual quotations can still differ depending on the selected tiles or stone, laying pattern, preparation and finishing details.

Are patio borders and steps included in the guide price?

Decorative borders, entrance steps and other bespoke features are quoted separately from our standard €100–€200 per m² guide price. Their cost depends on the materials, dimensions and construction required. We can discuss these details during your site visit and set out the agreed work in your quotation.

Can a larger patio cost less per square metre?

Sometimes. On a larger, straightforward patio, fixed costs such as setting up and bringing machinery to the site can be spread across a greater area. However, restricted access, difficult ground conditions, additional drainage or a complex laying pattern can offset this. We assess the complete project before confirming the price.

How can I estimate the size of my patio?

For a rectangular patio, multiply the length by the width in metres to calculate the area in square metres. For example, a patio measuring 5 metres by 6 metres is 30m². For an irregular layout, divide the area into smaller rectangles and add their areas together. Your measurements can help with initial budgeting; we will confirm the area during the site visit.

Can you estimate the patio price from photographs?

Photographs and approximate measurements can help us discuss the proposed work and give an initial indication of the likely budget. A site visit is needed to assess ground conditions, access, levels, drainage and preparation before providing a quotation for your property.

Can porcelain tiles be laid over an existing patio?

It depends on the condition and suitability of the existing construction. Before recommending an installation method, we assess its stability, foundations, levels, drainage and clearance at doors. Where the existing patio or base is unsuitable, removal and additional preparation may be required. Our published guide price includes excavation and standard sub-base construction for a complete installation.

How is drainage managed on a porcelain patio?

Drainage is considered as part of the patio design. We assess the existing garden levels, door thresholds and surrounding surfaces, then plan suitable falls and any drainage works required to direct water away from the property. Additional drainage channels or changes to existing drainage are identified and priced in your quotation where needed.

What porcelain patio colours and finishes are available?

Porcelain tiles are available in a wide choice of colours and finishes, including cream, beige, white, light grey and darker tones, with stone, concrete and marble effects. We show 16 porcelain swatches on this page to help you explore possible finishes. If you already have a particular outdoor porcelain tile in mind, we can discuss it with you when planning your patio.

How long does it take to install a porcelain patio?

The installation time depends on the patio size, garden access, the existing surface, excavation and preparation requirements, tile layout, cutting, drainage and weather conditions. Once we have inspected the property and assessed the work involved, we can give you a clearer indication of the expected installation schedule and when the patio will be ready to use.

How do you maintain a porcelain patio?

Regular sweeping helps remove leaves, soil and loose debris. For routine cleaning, use a soft brush, water and a cleaner suitable for outdoor porcelain tiles, following the product instructions. Deal with food, drink and barbecue spills promptly, keep drainage channels clear and check the joints occasionally. If you are unsure about a cleaning product or pressure washing, contact us for guidance.

Do you use subcontractors for patio installations?

No. Our patio installations are carried out by our own experienced team. Keeping the work in-house allows us to maintain control over the project from excavation, foundations and drainage through to tile laying, jointing, borders and final finishing details.
